“Probate and Snow Shovels!”

Because we received a bunch of snow over the weekend and it’s now all icy, I turned on a weather report last night. Looks like much of the nation is experiencing the same conditions.

Seems like we all need to be prepared for some nasty weather….maybe even through Christmas.

I hope not as I know many of you (and us) have plans that will be interrupted if this nasty weather continues.

Somebody forgot this is sunny Orygun!

And yes I know that’s not the way you spell it but it helps those folks who think it’s “OreeeGone!”

I’ve gotten a couple of questions over the past few days asking about the opportunities in Probate and how the economy is affecting Probate investors.

Now I know some of you are new subscribers of mine and may not have heard my take on Probate before so I will quickly go over couple of things.

First of all, I’ll tell you I did my first Probate transaction in 1996.

That means in a few days, I’ll be in my 13th year of Probate Real Estate.

Now I’m not trying to brag or anything but rather just give you some perspective to let you know I’m not new to this game.

While I don’t claim to be the most experienced investor in Probate, I think it’s safe to say I’m ONE of the most experienced.

During these 13 years, I’ve found there are really about three reasons that make Probate so attractive.

The first is low, low prices…my experience has been you can get properties from 10% to 30% below market value. I have heard other teachers claim even greater discounts than these but that’s not been my experience. 30% is the best I have ever done.

Secondly, you have a huge inventory of homes………Probate is huge…….for the past 12 years the number of homes in Probate has been far bigger than foreclosures. However, with the dramatic increase in foreclosures in the last year, that may or may not be true any longer.

But it doesn’t really matter, does it? They are both gigantic numbers and far bigger that you can handle in your area. I once talked to a county official where I live and she estimated there was 7,000-10,000 open Probate files at all times in this metro area.

Since ten deals per year would make you a very, very good living, you can see your prospects are almost unending.

And the final reason Probate is so attractive the sellers are super motivated. They don’t want the homes they have inherited, they want the money from the sale of the homes they have inherited.

Have you ever thumbed through a book about real estate investing? I’ll bet within the first 25 pages there will be a statement that’ll say something like this.

“In order to be a successful RE investor, you need to consistently find motivated sellers.”

Motivated sellers is the key.

Now, I can speak from experience. When I inherited my folk’s home in 1996, I was an EXTREMELY motivated seller.

The house was 250 miles away and making trips back and forth was taking up a lot of my time.

If someone would have approached me about selling at a discount, I’d have bought the coffee.

I was very motivated. But nobody did and it took me seven long months, two real estate agents and about 20 boring trips to get my folks place sold.

And here’s the interesting part. To finally sell it, I had to substantially drop the price from what the agents claimed it was worth.

So I think you can see the opportunities in Probate are endless and are really not subject to economic conditions.

As long as you still have people dying in your town, you’ll have prospects.

Like some proof that’s about as fresh as you can get?

Here’s a note I got from John in South Carolina just last week,

Also, check out one other thing John said. He almost bought someone else’s material.

From his standpoint, thankfully he did not.

He saved himself a lot of money.

You see, when I set out to write my book, I made the decision to make sure it had everything in it but would be as short and to the point as possible…I didn’t want to include a lot of fluff just so I could charge a lot more money.

I think that has something to do with why my book “31 Days to Profits in Probate Real Estate” is consistently ranked the number one book on Probate.

It has everything you need to know and it doesn’t cost an arm and a leg.

Also, in the last two years I’ve seen lot’s of new “gurus” coming out with courses, seminars and coaching on Probate investing and they all cost way more than my materials.

Don’t’ be fooled. It’s all about the marketing. They’ll make outrageous claims about their “unique program” and will make “guarantees” they can’t back up.

Bottom line: we all do basically the same four steps.

So save some money. Buy yourself an extra snow shovel. Looks like we all are going to need it.

“Hippy Chick Half!”

Yesterday I talked a little about goal achieving.

The first step I gave you was to decide what you want and set a date to achieve it.

Now I know most of you have been exposed to “The Secret” and it would seem their advice is to vision your goal everyday and you will be able to attract it.

Well……maybe!

My experience has been what you need to do is to take some action.

Sitting in the center of my living room in the lotus position repeating my mantra and envisioning a goal has only gotten me an aching back and a sore backside.

Maybe I need better pillows.

Here’s what I think step number two should be.

Find yourself a quiet place where you can sit uninterrupted for an hour or so.

Take out a paper and pen and begin to write down all the actions you can take to achieve your goal.

Let’s think about my weight loss idea from yesterday.

I think we can all agree my basic formula, while a little simple, is right on.

If we want to lose some pounds, we need to decrease our caloric intake while increasing our caloric expenditure.

So now we need to write down the activities we might take to do to achieve these goals.

You might decide to walk your dog morning and night.

Or how about playing outside with the kids?

Here’s a great idea.

The Darling Bride Sharon recently decided she wanted to get in a little better shape so she decided to participate in a ½ marathon next Spring called the “Hippy Chick Half”.

So what has she done to accomplish her goal?

Since she knows if left to her own devices, this would probably never happen, she made the decision to sign up for training course to get her ready for the event.

Starting in Jan, She will meet twice each month early on a Saturday morning with an instructor and other ladies who are going to be “Hippy Chickin’”.

They’ll be training together and providing the support to keep each other motivated.

Since she paid good money for the training, she knows this will keep her disciplined to achieving her goal. It also provides the structure for her getting what she wants.

In this case, what she wants is to get in better shape, lose a little weight and probably the most important, prove to herself she has the discipline to do a half marathon……that’s 13 miles for those of you who have lost the Nike way.

See how this fits in with what I have described about achieving what you want?

She decided on her goal: getting in better shape.
She decided how she would do it: “The Hippy Chick Half”
She decided on a date: May 9, 2009
She wrote down the steps she needed to accomplish her goal: sign up for training
She also did one other thing: She put some skin in the game

What’s “skin in the game” you ask.

Well it’s an old expression meaning you have something personally invested. In this case for her it’s her money. Money to register and money to train.

Nothing like putting up a little of your hard earned dough to keep you on track.

So this is a great example of my first two steps, steps you can take to advance your Real Estate investing career.

Yesterday I suggested maybe your goal might be to complete two Real Estate deals in 2009.

So now we’ve got the date set: In 2009

Next we need to decide what action we need to take.

Just in case you are new subscriber of mine, I’ll repeat my message of the last four years.

I believe Probate Real Estate is the single greatest opportunity in Real Estate investing today.

Now if you think you have a better one, that’s OK.

Pick anyone you want, just pick one.

Next you need to list the actions you will take.

Now if your decision is Probate Real Estate, well guess what?

I’ve done all the work for you.

I’ve listed in minute detail everything you need to do.

That parts all been takin’ care of for you.

And guess what?

“The Buick Man!”

I can remember when I was a wee small tyke, my GrandDad took me to a local automobile dealer for the introduction of their new models for the next year.

It used to be that each manufacturer made a real big deal out their new release so for a car guy like my Grandpa, he was a “Buick Man”, this was like Christmas in September.

I remember he actually got an invitation announcement in the mail and at 2PM we showed up in the showroom and there were five or six cars on the floor all cloaked in secrecy with covers. Then at the appointed hour and after the requisite libations, hors d’ oeuvres and war stories, the covers were dramatically thrown back and we all got to OOOH and AAAH over the bright, shiny fancy new models.

All the wait and anticipation was well worth it.

What a day!..….I got to look at all the brand new cars and with my Grandpa, who I was sure was the neatest guy on earth.

But over the years, dealers started releasing new models throughout the year, new manufacturers came to the US from Japan, Germany, Korea etc and this fun event became history.

Now we have cars being introduced year round and we become barraged with the “You must have me now!” ads.

And up until about six months ago, we could all go buy new cars with about as much forethought as we gave to buying new socks.

So now new models are hardly noticed.

Why’s that you ask?

Because there is so much more trying to get our attention.

We are subject to hundreds of very targeted ads that scream…..

“Get me now”…..”You’ll be a better person once you have me”….or even worse “All your friends have me, what’s wrong with you?”

We’ve become an instant gratification society.

But guess what?

Many of us have found this material thirst is un-quenchable.

We can never get enough.

And many of us end up with anxiety and some even with depression because of these false expectations of what we feel life “should” be.

In reality, our time would be much better spent if we focused on those areas of life that you want to improve and change…….. and can easily be changed if we just follow some tried and true methods.

OK, what are these “tried and true” methods, Oh Mr. Knowledgeable One?

Well, I’m glad you asked.

Let’s try this example;

How about weight loss?

No secrets there right?

Less calorie intake coupled with more calorie expenditure equals weight loss.

So let’s say you want to lose 10 pounds.

First I would set a reasonable date to achieve your goal based upon your life style.

How about two months to lose 10 your ten lbs? Five this month, five next.

If we wanted to start on Jan 1, 2009, I would say I want to weigh 10 lbs less on March 1, 2009. That means I would have 59 days to lose 10 lbs or .169 lbs per day, or about 1.7 lbs per week.

Clear enough, right?

Well guess what? You just took the very first (and maybe the most important step) to my tried and true method.

YOU SET A CLEARLY DEFINED GOAL AND A DEFINITE DATE TO ACHIEVE IT!

You’re off to a great start.

So stay tuned.

Tomorrow I am going to give you step number two to my “tried and true method”.

OK, Ronbo, what’s this got to do with RE investing, you might ask.

Well, just about everything. Because every success course I have ever seen starts with this first step.

Clearly define what you want.

So if you want to purchase 2 properties in the year 2009, write it down.

Put it on paper.

Need a way to purchase two properties?

Need a method that’s tried and true?

Well, as you probably know I’m a little biased.

I happen to believe the best RE opportunity on planet earth right now is the Probate arena.

But please don’t write me and tell me about all the opportunities available in foreclosures. I know all about it. I’ve read tons of books about foreclosures, attended four three day seminars and spent numerous hours with foreclosure investors who are friends of mine….. I’m qualified to write a whole series of books, courses and seminars on foreclosure/short sales if I wanted to.

Why don’t I?

Because I am totally convinced Probate is a better opportunity for 99% of you who read my emails.

The transactions are way, way simpler to do, you have tons less of competitors and you are working in a field of prospects who are happy to hear from you (most of the time).

Believe me that cannot be said of the foreclosure field.

Anybody who is having their home foreclosed is not going to have a smile on their face when you show up. It’s a sad, sad day

This one distinction alone is worth everything to me.

I figure today could be my last day on earth and I want it to be a happy one!
