One of the hardest things for new Probate investors to do is to make the follow up phone call to the PR after the letter has been sent so I thought I might give you a couple of tips that can make it a little easier for you.

First of all, just think of it as a call to a soon to be friend.

Just a little conversation between two folks who have something in common.

They have a house they need to sell and you have some interest in buying it.

Notice I said “some”, because after talking with some of the PR’s, you may NOT have any interest.

This is the beauty of this business, I get to pick and choose who I work with.

People who show a lot of attitude, aggression, stubbornness and just downright negativity don’t make the cut.

Sorry, bub, I don’t go there!

Next!

So don’t look at the call as a “do or die” business call.

Just a friendly little chat.

All you are calling for is to see if they received your letter.

Remember?

“Hi Mr. Headmahwho. This is Ron Mead calling and I just wanted to make sure you received the letter I mailed last week.”

Nine times out of ten the response will be “What letter?”

“Oh, the letter about the house over on 125 River Road”

Oh right! Yeh, I got that. How much ya gimme for the house?”

“Well, Mr. Headmawho, I can’t really tell you until I can take a look at the inside of the house. Would you have some time later this week that I could take a look or would next week be better?”

That’s it folks…..end of story. You now have my complete script for the follow up call.

If the PR asks more questions, nine out of ten answers are “Well I really can’t say very much until I look at the inside of the house. Would this week be OK or…….”

Remember, you are telling the exact truth. You really cannot tell the PR much of anything as you have not inspected the house, right?

So don’t make it any more complicated than that.

By the way, before you ask, you won’t be violating any “No call list” laws your state has because you are not calling to sell anything. All you are calling about is to ask if they have received a letter.

No law against that…….yet.

Now one last comment.

Notice my opening sentence is about the letter….not about the death of a loved one, not about a house, not about an offer…….just about the letter.

By focusing on the question “Did you receive my letter?”
you sidestep a ton of emotion.

No need to offer condolences or to even discuss the death.

That’s it.

By just using the suggestions I give you in my book, you can get your appointment without a lot of grief.

Just keep it simple.

The other day I saw an ad on TV about a company who claimed they could get rid of your debt immediately.

They’d work with your credit card companies to eliminate the charges you had racked up.

I guess they use their magic wand to make the credit card companies roll over.

Yeah, right! Not the credit card companies I know!

I am not sure who they are foolin but I hope it isn’t you.

This reminded me of an email I got around last Thanksgiving.

One of my subscribers, JR, said he had contacted one of these companies and the first thing they wanted was a $2500 “deposit”.

His reaction was “If I had $2500 I’d be paying it to creditors not to you!”

The company said they could make it easy for him. They suggested he could split up his payments on various credit cards if he didn’t have enough available balance on just one.

So part of the solution is to add more debt????

You’ve go to be kidding me!

He said the call lasted about 45 minutes as he just couldn’t get the guy off the phone. The guy was determined to get the $2500 “deposit”……just to get the ball rolling.

“Finally, I just had to get rude with the guy and I hung up” JR said.

“He wouldn’t take no for an answer”.

The reason JR emailed me is he remembered I had written a book on improving your credit and he was wondering if I had any left. I said I did and he bought one.

I reminded him there was no quick fix to his credit problem but there were many, many things he could do that over time would get his credit back in good shape.

But paying $2500 to some company with a magic fix was not one of them.

We’re havin’ a Super Bowl party this weekend but I can’t figure out who to root for.

Since I live on the west coast I generally root for western teams but I sure have a lot of respect for Pittsburgh, especially that maniac on defense, Troy Polamalu.

What an athlete! Just think how fast he would be with a hair cut!

As many of you are experiencing, acquiring them has become much easier lately but some of you are still hesitant to get started because you are fearful you will not be able to sell them.

Not “knowing” has you stymied.

As I have said before, we have a large 100+ year old oak tree in our back yard that my office window looks out to.

Now that the vast majority of the 17 gazillion leaves that are normally on the tree have fallen into my backyard, I can watch the two major owners of that tree, two fox squirrels as they scurry about each day gathering what’s left of food in the tree. As the leap from branch to branch I have noticed one thing.

Often times they end up at the end of a branch that can be no more than ½ inch in diameter. As soon as they hit the end, the branch begins to bend and squirrel begins to rapidly head to the ground….. often from 3o to 50 feet in the air.

Don’t miss Mr. Squirrel….oops sorry, that hurts doesn’t it?

Ouch!

But a strange thing happens while the branch is quickly bending…..the little squirrel jumps…..catches another scrawny branch and off he goes searching for more food.

So I got to thinkin’.

How did that young squirrel ever get the courage to make his first jump?

Did Momma squirrel stand on the ground promising to catch him on his first attempt if he missed?

Did the squirrel fire department show up with little squirrel nets just in case our young boy misjudged?

I doubt it.

What probably happened is he had seen Mom and Dad do it so he believed he could do it.

If they can do it, I can do it, he said.

So he jumped and learned his first lesson.

You need to believe before you can achieve!

Belief is the basis for all achievement.

So let’s see now, how does squirrel jumping relate to Probate real estate investing?

Back in 1948, a guy named Claude M. Bristol wrote a book titled, “The Magic of Believing”. This book has been reprinted many, many times over the past sixty years and has enriched the lives of millions of people throughout the world.

If I can take the liberty of creating the ultimate Cliff notes version of Mr. Bristol’s hard work, here’s what the book says.

“You create your reality through the power of your beliefs.”

Or, “You need to believe it before you achieve it.”

Bristol called this power of belief “a royal secret” that very few will ever comprehend or grasp. But those who do will achieve beyond their wildest imaginations.

Now to be honest, for many of you, I’m not telling you anything you don’t already know. Since 1948, hundreds of book has been written claiming the same “secret”.

But for some of you the idea of “jumping” before the results are certain is pretty scary.

Not having every “I” dotted and every “t” crossed is thin ice.

How do I know that? you ask…..

Because I used to be that same way myself.

As they say, I had to have all my ducks in a row or I didn’t move.

Then one day, I read a little quote that had unbelievable impact on me.

It said, “People of high activity are blessed by the goddess of good luck”

Read that again…..

“People of high activity are blessed by the goddess of good luck!”

No guarantees in there are there?

Can’t find any safety nets in there!

Just “get busy” and “get lucky”.

And you know what?

It’s 100% true.

The busier I am the luckier I get.

I would never have headed to the court house back in 1996 if I hadn’t believed there were others like myself who had inherited properties and would love to get rid of them quickly if only some one would contact them.

I would never have bought my first house without knowing who I could sell it to if I hadn’t had the belief before hand that I could do it.

So here’s what I’d like for you to believe for today.

“If others are doing, I can do it.”

That’s it. If others are doing it, I can too.

Believe in yourself and magical things will happen.
