“I Gave You my Word!”
Last week, I told you about Mitch King’s strategy for stock market investing and I’m happy to report about 85 of you took Mitch up on his generous offer.

The reason I am mentioning this as I was having my oatmeal this morning I read in USA Today that Tiger Woods is returning to golf.
For those of you who don’t follow golf, Tiger had a serious knee injury last summer which required surgery and eight long months of rehab.
Eight months, 2/3 of a year at therapy for rehab! Yikes!
That’s a lot of pain.
But he stuck with it and day by day he ground it out.
Now because he stuck to his plan, worked through the hard times, he’s now better than ever and he’ll soon be winning again.
This reminds me of a story I once heard about an author who decided to write a book about financially successful people. She wanted to find out if there were any common traits they all possessed.
After a year of interviewing over 100 self made wealthy folks she discovered the one trait they all had in common.
Now this was back in the 60’s when there were a lot less millionaires around.
I’ll give you all ten guesses as to what she found was common and I’ll bet no one has the right answer.
Give up?
Here’s the one thing they all had in common.
They had all been bankrupt at least once.
That was the only thing they ALL had experienced…….. financial failure.
They’d lost it all and still worked their way back.
They’d messed up but not given up!
So why am I telling you this?
Because I know many of you are having a hard time financially. It’s a rough time right now for many……..
Our family is not immune either….The Darling Bride and I have seen about 60% of our retirement funds disappear over the last year.
That hurts.
But that has just made me dig in my heals and work even harder.
I am continuously looking for new ideas that I can present to you folks. As we speak, I am exploring another one that may or may not work out.
If it does you’ll hear about it, if it doesn’t you’ll never know.
As a matter of fact most money making ideas that are sent to me you never hear about.
Here’s a good example.
A guy I worked with in the past, contacted me the other day and said he had come up with a fabulous idea. He regularly conducts seminars (very good ones I might ad) and he wanted me to give him the phone numbers of my customers so he could contact them to invite them to his next seminar.
Now do you remember when you subscribed to my Probate information?
I asked you for your first name and email address and I also promised you this.
“I will not rent, sell, lease, give away or in any way share your private information. I regard your privacy and mine equally!”
So I turned my friend down. Flat turned him down…….he thinks I’m stupid.
First of all he says his seminars are valuable for everyone who attends so I am doing you a disservice by not letting him contact you. Some of you would benefit.
Secondly, I am cutting my nose to spite my face because I am costing myself thousands of dollars that he would share with me.
But I said to him…..”I don’t have a choice….I said I would not share my information in anyway or at any price……end of story”
He doesn’t understand..…he says that only applies to email addresses.
WRONG!
I stand by what I say and I think he’s splitting hairs.
So there’s one you’ll never hear about.
Now one you will hear about and one I heartily endorse in my Probate Real Estate Strategy!
Why? Because it works.
Good times, bad times, people are dying and heirs need to sell their inherited property.
As a mater of fact bad times are even better. People know they cannot get full value for the homes, so they are preconditioned for a discounted offer.

“Probate in California?”
As I have said before, each of the 3077 counties in the US have developed slightly different procedures for obtaining Probate information and completing the purchase.
But the basic system remains the same for all 50 states.
Every once in a while I get a question from someone who lives in California asking if my system works there.
My answer’s always the same.
The two most successful Probate investors I know line in CA. One in the Bay area and the other in SoCal.
I have asked each of these fellows if they would do a seminar with me that I could broadcast to everyone but they have politely declined.
But look at this short little email I received this past Wednesday.
Hello Mr. Mead,
Just to let you know I put under contract a 3BR/1BA house in South Central L.A., with an ARV of $180K, for $72,500. It needed about $30K to $40K in repairs. I assigned it for $11,000.00. I did not want to invest in that area in this current market so I decided on assigning the contract. Cash always comes in handy.

Victor also included a copy of his sales contract and also a copy of his $11,000 check dated Jan 13, 2009.
Not bad for some quick change, huh?

I know many of you are concerned about how the current economic conditions are affecting real estate investing so I would like to give you a summary of an email I got last week.
One of my subscribers, a lady named Rose, just closed on a Probate house in the Phoenix metro area. The house is a 2 bedroom, 2 bath, 1482 Sq. Ft single level ranch style home.
She sent me several pictures of inside and outside the house and it looks very, very nice. Rose told me she paid $73,000 but had to pay an additional $4,000 for repairs to the air conditioning system. Also some minor roof repair was needed.
Because the Phoenix real estate market has been in a free fall for the last year or so it’s hard to put a value on the property but in the past it had been appraised at $230,000 but we certainly know its not currently worth anywhere near that. But I do think we can say safely Rose definitely has a good deal.
She is going to hold on to the house until the market turns around so she is renting it out for now. The PITI (Principle, Interest, Taxes, Insurance) on the house is about $515 and she is renting for $895 so she has a nice positive cash flow of $380 per month.
There is no doubt in my mind that in 2, 3 or 4 years that this house will be worth considerably more than the $77,000 Rose has invested in the house and when she decides to sell, she’ll make a killing……I’d say a minimum of $50,000 profit.
In the mean time the renter is making her payments for her with a little left over for Rose to stick in a reserve fund.
Now she bought this house outright but I am going to give you a little tip.
The market is ripe for lease/options right now. Whenever sellers cannot sell properties, lease/options become a great tool for purchasers. This is especially effective for those of you with not much cash.
So there’s a very current example of the kinds of deals that are out there right now in the Probate market.
