As I have mentioned before, my Probate system that I have developed is merely a prospecting system for locating sellers who might have some interest is selling their inherited property quickly and at a discount.
Quite frankly, if I thought folks who owned blue houses were inclined to give me a discount, I’d probably be marketing to folks who owned blue houses.
Haven’t seen the color of the house to matter much so I’ve stuck to Probate houses.
I’ve also said there are only four steps you need to follow.
• Locate the name of the deceased
• Determine if they owned Real Property
• Find the name of the Personal Representative of the Estate
• Mail them the letter I include in my book
The reason I mention this again is each week I receive emails asking about an additional procedure or two the sender feels is necessary.
My response is always the same.
Stick with my four simple steps.
Don’t over think this stuff.
It’s not complicated. If it was, I couldn’t do it.
Just stick to those four steps and you’ll do just fine.

“What to Do?”
Have you ever wondered what you should do when your phone starts ringing from Probate Personal Representatives calling you and it’s now time to head out and begin viewing properties?
Some of you might be a little hesitant on your first call, at least I was 13 years ago when I got started so I thought I would pass along a few tips so you can see how easy it is.
Before I get started, I just want to make sure you know that in my “Seminar-in-a-Box” package is a video of me doing a complete interview with a Personal representative as well as going through his home inspection.
It’s not a classroom lecture on the process but rather an actual video showing me in action.

Now when visiting the PR and the home for the first time, the most important thing to do is establish a good relationship with the the PR.
I always spend some time asking him/her questions about himself, his family,the house…….what ever I can do to show a genuine interest in them.
For those of you who have ever taken a Dale Carnegie Training Course, you will recognize this as one of the pillars of establishing a good relationship with someone you have just met.
I have spent as much as two hours chatting with folks about their past history, stories and just letting them talk….some are very chatty.
Next, I want to do a house inspection. I look at every room, plus the outside, the roof, the yard, driveways and garages.
I always carry a clip board and make copious notes. I look for cracks, damage, waterstains, peeling paint, rotting, and in general any repairs that will need to be made.
Here’s a very important point: I make sure I note everything possible.
If in doubt, I note it.
Why’s that you ask?
Well, this is the list I will go over with the PR when I go to make my offer.
The list of defects and/or repairs will set the stage for my offer.
Its very psychological.
When it comes time to talk with the PR about my offer, I always start with, “Well here’s what I found”.
So if I then spend the next ten minutes going over a list of say 27 items I have found that needs some work, don’t you think the PR is processing my list at the same time and saying to themselves.
“When am I going to get time (and money) to do all these repairs?”
So you see, I’m setting the stage for my discounted offer.
Now if you really want to do this properly, set a dollar amount for each item and total them all up before announcing your offer price.
Here’s another tip.
If you think a certain job will cost between $300-500, use the $500 figure. It’s been my experience after looking at over 1000 homes that you tend to underestimate the costs. So don’t cheat yourself by using the lower figure and then finding out you’re short.
In addition, you probably will miss something and you need a little cushion.
