Many times when we decide to take on a new adventure, we seem to get delayed in getting started.
Has that ever happened to you?
I know it has for me.
Why is that?
Well it seems to me that many of us get stalled because we just don’t want to look bad. In other words, we are concerned about what others will think about us……it’s the fear of not looking good……or in some cases just looking different.
I was thinking about this the other day when I got an email from a young mother who told me about her first Probate success.
Here’s the Cliff Notes version.
She said after she finished going through my “Seminar-in-a-Box”, she started furiously making phone calls to the Personal Representatives she could find that had phone numbers. She said within two weeks she found a willing seller. She then used the material from the Private Money seminar to locate someone to loan her the money for the purchase and four weeks later she sold the property for a profit of $6741.

WOW!
She did all this in less than three months!
Amazing!
Now did you notice the one thing she did that I do not advise?
She started calling the PR’s before she mailed out the letter.
That’s not what I suggest you do. I prefer you mail my letter and THEN call.
But here was her reasoning. She needed money quickly so she decided if she called first, she could find a willing seller sooner. The sooner she found a seller, the quicker she could put money in her pocket and she needed money right now.
She needed the money to feed her two young kids because her husband had taken a hike and left her with very little money and no job.
She was desperate.
She didn’t care how she looked.
She needed money…..and right now.
Now I realize $6700 is not a huge real estate deal…….but I’ll bet for an unemployed Mom with two young kids, an extra $2300 per month IS a big deal.
How’s this for a contrast.
I talked with a friend of ours who is having difficult times also. She has taken a part time job on evenings and weekends at a local convenience store to help her family out.
By working 20 hours per week, she expects to net around $550 per month.
I told her about some of the many stories I have gotten from folks who have needed extra money just like she does and have decided to give Probate investing a try.
She says she’s just afraid it won’t work for her. She’s more comfortable just doing the clerk’s job.
I can’t seem to talk her out of it. Fear has her in it’s grip..
How about you? Has fear got you stymied?
I hope not.
I have always remembered this simple explanation of the FEAR acronym,
F alse
E xpectations
A ppearing
R eal
I think the key is the first two words, false and expectations.
Don’t let FEAR of anything keep you paralyzed and in your box.
Have you ever noticed how I sign all my emails?
I say, “Be Happy, Take Chances, Live Life Fully!”
You see where I say “Take Chances”? I say that because much of my life I have heard folks say to me “Be Careful” as if they were asking me to be cautious.
Well, if there is one thing I have learned by now is that I have had my most successes (and fun) when I have taken chances…..not by being cautious.
And far and away my most success has come from my venture into Probate real estate in 1996.
So whatever your dream, I hope you can overcome your fear and begin now.
“Boldness has genius, power and magic in it” said Goethe.
If you would like to learn more about the “magic” of Probate real estate, here’s where you can,

“Have You Met Dan Lately?”
Have you ever been having a conversation with someone who makes a statement that you know is blatantly untrue but you also know trying to tell your side, just isn’t worth it?
So you just smile and keep your mouth shut.
That’s what happened to me this past weekend.
The Darling Bride, Sharon and I were invited to a wedding this past Sunday.
Best wedding I’ve ever been to!
Matter of fact it was for the minister of our church and his lovely fiancé which made it doubly enjoyable. I’ve never been to a more “joyous and fun” wedding.
The minister conducting the service first name was Charles so I dubbed him “Rev. Chuckie”…..he was a hoot!
After the wedding we all packed up and moved next door to a meeting room for our community reception, toasts and dancing.
When we got over there, we were joined at our table by someone who we had seen at church but didn’t really know. I think his name was Dan. Now evidently he at least knew of me because it didn’t take long for him to get the table topic to real estate investing.
Dan then proceeded to tell all of us he had tried real estate recently by buying a course from a TV infomercial and it was just a bunch of “baloney”…..I am exercising my editorial rights by cleaning up the language.
“Buying Real Estate with no money is impossible” he emphatically stated.
“Just a bunch of crooks stealing our money for those courses” he said.
I asked him what course he had bought but he couldn’t recall the name nor could he tell me what the strategy was. I also asked him how long he worked at it and he said he worked over a month and still didn’t have anything to show for it.
“A whole month?” I was tempted to ask sarcastically but I held my tongue.
It was about this time I realized that trying to talk to Dan sensibly was going to be a waste of my time.
“How ‘bout them Lakers?” was way better.
I wasn’t about to tell him of the Private Money workshop Patrick Riddle and I did a couple of weeks ago.
No way would he be persuaded that both Patrick and I have been using other people’s money for years to buy real estate.
I’m sure this bucko knows “baloney” when he sees it!
So we just talked about frivolous stuff, danced a few dances, listened to a few jokes and headed out the back door.
I’m sure our table companion is still convinced using other people’s money to finance your real estate transactions is just as impossible as me calling London the other day for no charge.
Poor guy!
I think the term “Ignorance is bliss applies” here.
But here’s what’s not “baloney”.
It looks to me like everyone has had plenty of time to pick up the “Private Money Workshop” package that I have been offering for the last few weeks so it’s closing down tomorrow.
If you’ve been lucky enough to have just had a month’s vacation on a tropical island with no phones, Internet connection or wedding receptions to attend, here’s what my package contains.
1. An mp3 recording of the complete two hour seminar,
2. A 48 page pdf called “Private Money Millions”
3. A Power Point presentation you can use when talking with potential investors…..all for about the price of taking Mom and Dad a couple of kids to the movies.
Still need to order?

“EMail Support!”
As most of you know, I provide email support for 30 days for everyone that purchases my book “31 Days to Profit in Probate Real Estate”.
http://BuyProbateProperty.com
This accomplishes a couple of things.
Number one and by far the most important, it helps you get off to a good start.
If you are like me, I have purchased programs online and after reading the material sometimes there a couple of questions that are not clear. I’d like to be able to get these answered before I get rolling but generally there is no way to contact anyone concerned with the book.
They don’t answer emails no matter how many you send.
That really frustrated me.
Has that ever happened to you?
I was determined it would not happen to my customers.
That’s why we include the 30 day email support.
Secondly, it helps me keep on top of questions that concern you.
That’s why I knew the Private Money workshop that we did a couple of weeks ago would be such a big hit.
I was getting lots of questions about how to finance properties in this rapidly changing economy.
Luckily, I was able to team up with Patrick Riddle who is an absolute expert when it comes to locating private money sources. He has done over 100 transactions in the past couple of years, all using private money.
Many of you who signed up for the workshop have written me to tell me how valuable the information we presented was (is).
As you probably remember, the package consists of a two hour mp3 recording of the complete workshop, a 48 page pdf called “Private Money Millions” and a complete power point presentation you can use for presenting to potential investors.
I am going to leave the order page open for two more days so if you have even a slight notion you will be needing assistance with your financing, you need to pick up your copy before it’s no longer available.
http://BuyProbateProperty.com/PrivateMoney
By the way, I have had several questions asking if this strategy is just for Probate Properties and my answer is absolutely not. You can use Private Money for all real estate transactions.
Heck, you can use our information to purchase your very own home for you and your family.
The very first time I used private money was in 1999 and it was not a Probate deal at all. I tell you about this specific transaction in the workshop.
So if you are short on money, don’t qualify (who does any more?) with a conventional lender or just want to add this most valuable tool to your investing arsenal, be sure to pick up your own personal copy before it goes away and you regret not acting.
It’s the bargain of the century!
