As most you know, as a bonus I currently offer 30 days

However, I am seeing some curious trends.

You see, here’s what I have found. The vast majority of
folks who have been successful in Probate never ask me
any questions. I never hear from them until they
complete their first deal (and many times not even then).

That reassures me that everything you need to know to
complete your first transaction is in my books.

However for some, they have the feeling they need to
know more and consequently they fire off question after
question.

But here’s what I know. They don’t need more answers,
they need more action.

You see for some, asking questions can be a delaying
tactic preventing them from actually implementing
what they have learned.

In reality, they have developed the habit of
“I don’t know enough”.

Actually, if you have read my book or watched
my dvd series, you’re ready to go to work.

You have everything that hundreds of others have
used to get started in Probate.

Here’s a little test you can use to see if you are
falling into the “I’ve got to ask more questions”
category.

How many courses, ebooks, or seminars have you bought
in the past but you have never implemented because
you felt you just weren’t ready?

Two, three, four, five……

Do you see a pattern developing?

Do you always feel you are not ready to spring into
action?

I hope I’m not describing you.

But if I am, let me give you some “tough love”.

Take your first step. Start gathering some leads and
getting out some letters even though you feel you are
not ready. It’s very easy to do.

The mere fact you’ve taken some action will
bolster your confidence and change your attitude
completely.

The first phone call you get will go smoothly and
you’ll be on your way.

It’s that simple.

My friend Barb, often reminds me of a statement I once
said to her.

“The only thing different I did was I got up off the
couch”.

That means I took some action. Trust me, you will know
far more after reading my book than I did on my first
trip to the court house in 1996.

But I was pretty sure I had a good idea and I was willing
to risk some embarrassment to find out.

I really hope this message didn’t sound too negative
for some of you…..I DO have your best interest
at heart and I want you to succeed with my course.

Nothing makes me happier than to get a new message in my
inbox that starts off with “I just completed my first
deal and I made………”

Now maybe for some, that email may not make any difference
but for Sharon and me it does. That may sound corny
but that’s the way we are. We love to hear that we
played some small part in improving your financial
well being.

That’s the kind of email we DO want to get!

“I just learned there is a fellow here who has been working
in Probate Real Estate for years which disappoints me. Do
you think there will be any deals for me?”

That’s a note I got earlier this week from one of my
subscribers.

“It’s a generally accepted statistic that there are more
probates than foreclosures so I can’t imagine there are
not enough for two of you in whatever town you live in.

Like any fruitful venture there will always be competition.
You just need to keep mailing letters and you will get your
share” was my answer.

Did you read that carefully?

More Probates than FORECLOSURES!

Now some may want to quibble with that statement and
that’s OK.

But here’s my bigger point.

The Probate market is HUGE!

I remember last year I was talking with one of the ladies
in the Probate File Room in a major metropolitan
county and I asked her if she could estimate how many
files were open on any one day.

“I’d say our low is 15,000 and our high would be 18,000″
was her response. So if a file is in the file room say
an average of 3 months, that means there would be about
60,000 files/year.

Now let’s do some quick math here. How about if we say
you’d be happy closing one deal a month.

That means you have 12 deals for the year so let’s divide
12 by the low figure of 60,000.

That means you would have to capture .02% of the market.

Now for you non-math majors, that’s two one hundredths
of one percent!

I seriously don’t think you will qualify as a market
dominator with a .02% share!

“But Ron, what if I don’t live in a big county like that?”
I can hear you say.

OK, good question. Let’s reduce the number of case files
by 13,500. Now instead of 15,000 open files we will use
1500 open files or 6,000 per year.

So again, if you want to close one per month, you will need
to capture .2% of the market. That’s still not even one
percent and your a hero.

So are you getting the picture here?

This market is HUGE!

Now let’s talk a little bit about competition with other
strategies.

Just think, how many folks are do you think are
trying to close a foreclosure deal where you live? I’m
going to guess about a bazillion!

Now here’s the kicker……have you ever tried to close
a pre-foreclosure deal? Did you get a little frustrated
with the complexity. Was it tough to get a hold of the
bank, much less to get them to return your phone calls?

Now compare that with closing a Probate transaction.

You will need to bring one extra document to closing and
other than that the process is exactly the same as buying
the house next door.

So we’re talking about a huge market with easy to close
deals and very little competition.

Sounds like a winning formula to me.

people who have inherited these houses?

A couple of days ago I read a great article with a
slightly intimidating title.

“The Self-Empowering Guidance of Mindfully Dedicated
Intention.”

Wow! That’s quite a mouthful!

As a subtitle, there was a quote from Deepak Chopra
the spiritual, mind-body author. It said,

“Intention organizes its own fulfillment!”

Now before you just casually breeze through this email
and all the others that are in your inbox today, I’ll
tell you that short five word statement is the most
important sentence you will read today, this week and
maybe even this year.

Let’s read that again.

“Intention organizes its own fulfillment!”

Let’s try to make that even clearer.

How about if we substitute the word intention
with commitment?

Now the phrase would read

“Commitment organizes its own fulfillment.”

But since I think the word commitment is often used
very casually, let me quote a story from the article
that gives better definition to what the author means
by intention (commitment).

“Our daily lives also provide examples of the
self-empowering guidance of mindfully dedicated intention.
For instance, as single parent Susan Bradford entered
her kitchen one morning to make breakfast for herself and
her three-year-old daughter, Amanda, she found the child
lying semi-conscious on the floor. Amanda had been
awakened by a now subsiding storm, and came to the
kitchen to play. An open, empty pill bottle lying beside
her told the rest of the story.

Susan quickly read the bottle’s label, which warned
that death from an overdose could occur within half
an hour of loss of consciousness. Though dressed only
in her negligee with her hair in curlers, she put the
empty pill bottle in her purse, scooped Amanda
into her arms, and ran to her car.

When the car would not start, Susan dashed back to the
house to call a neighbor. The phone line was dead, as
service had been disrupted by a fallen tree. Rather
than lose precious time going to her neighbor’s house,
Susan ran directly to a nearby freeway with
her purse and Amanda in her arms.

Still scantily clad, Susan was unconcerned about either
the chilly and blustery weather or her semi-naked
appearance. She stepped onto the freeway to wave down a
car, and immediately got a ride. She and Amanda were at
the nearest hospital emergency room in just a few
more minutes.

When Susan was later asked, “What went through your mind
as you read the warning label on the empty pill bottle?”
she replied, “I saw myself in the emergency room with
Amanda. It never occurred to me that I wouldn’t make it.”

You see Susan began with the accomplished outcome
already in her mind!

She had “Mindfully Dedicated Intention!” didn’t she?

She KNEW she was going to get her daughter to the
hospital.

So here’s my question for you today?

Do you have a mindfully dedicated intention to be
successful?

Are you committed or do you just have your big toe in
the water?

Do you remember the old story about the bacon and egg
breakfast?

The chicken participates but the pig is COMMITTED!

So for today, if you are working at changing your
financial situation, ask yourself just how really
committed you are.

Are you the chicken or the pig?

Because once you are “all in”, you’ll be amazed at
how much easier your task (whatever it is) becomes.

Many of your “problems” will never occur and your

answers will magically appear. Your path becomes

clear once you are committed.
