“Be Respectful!”
The question I get quite often is how soon after the
death of a person should you send the letter to the
Personal Representative of the estate?
Quite frankly, this is a critical question.
Why, you ask?
Here’s the reason.
Almost all of us have had or will have the experience
of a loved one dying.
In my case, I have had to go through this four times
as both my parents have passed as well have Sharon’s.
So I am personally aware of the emotions that we all
experience during this time of loss.
For this reason, we all want to be very respectful of the
families who are grieving the loss of their loved one.
On the other hand, we do want to let the families know
we have a service that can possibly help them solve
the problem of disposing of Mom and Dad’s house
quickly and get them some much needed cash.
So my answer to how soon to mail the letter is you
should mail as soon as you can find the Probate Notice.
You see, for the Probate Notice to appear, the family
must have filed to begin the process so this is your
indication that the family has made the decision to
move forward.
In some cases this may be several days after the death,
while others may need three, four, or five months for
mourning.
But once the notice is on file at the court house, the
process has begun and it is time for you to contact them.
You will definitely find many families who are quite
pleased that you can provide them with your valuable
service.
This is the reason I mention in my book that I do not
recommend you send letters based upon the obituary.
I don’t believe this is being respectful to the family
and you have a very good chance of offending them.

“The Best Intentions!”
Well, my intentions were good!
Have you ever told yourself that when something didn’t
turn out quite as you had envisioned?
That’s the way I felt this past weekend.
You see last week, I announced that I had finished
2nd in Patrick Riddle’s “Battle of the Real Estate
Investors Blogs”.
That’s second for all the RE blogs in the US and Canada
so that was quite an honor.
In addition to being humbled by my finish, I also was
awarded on of his “Private Money Home Study Courses”
which he sells for $697.
So my “great idea” was to pass this award on to one of
you who I felt most deserved the course.
I asked you to drop me a note and tell my why you
thought I should select YOU.
Big Mistake!
You see, as each email came in, I became convinced
THAT ONE was the winner. Then I would read the next
and THAT ONE became the winner……and so on and so
on.
This is about the time I started repeating to myself,
“Well, my intentions were good!”
There are some real opportunistic investors out there
who understand what a unique period of time we are in.
I take my hat off to all of you!
But by Saturday, I had picked 29 winners!
So the Darling Bride Sharon and I sat down and reread
all of the emails again and then we really felt bad!
You see there was no way we could pick one person’s
story over the next one. They were all really, really
good and very, very deserving.
So how could we come up with a fair way to choose a
winner?
If I could, I would send everyone the course.
But I only have one to give away.
What to do?
So here’s what we decided.
We had to draw a number from a hat.
Every entry that was sent got a number and we put
them in a hat.
We then drew one number out and that one’s the winner.
Kind of simple way to do it but we just couldn’t choose
one from all the rest.
We felt it was like being asked to choose your favorite
child. Not possible.
So the WINNER IS…..by the luck of the draw…….

chance?)
So John if you will call my office, Sharon will confirm
the address we have for you and I will have Patrick mail
the course directly to you.

“Flying Squirrels!”
One of the questions I have been getting over the last
few months concerns being able to sell the Probate
property once you have acquired it.
As many of you are experiencing, acquiring them has
become much easier lately but some of you are still
hesitant to get started because you are fearful you will
not be able to sell them.
Not “knowing” has you stymied.
Here’s a quick story that might help you.
As I have said before, right outside my office window,
we have a large 100+ year old oak tree in our back yard.
Now that the vast majority of the 17 gazillion leaves that
are normally on the tree have fallen into my backyard,
I can watch the major owners of that tree, two fox
squirrels as they scurry about each day gathering what’s
left of food in the tree. As they leap from branch to
branch I have noticed one thing.
Often times they end up at the end of a branch that can
be no more than ½ inch in diameter. As soon as they hit
the end, the branch begins to bend and squirrel begins to
rapidly head to the ground….. often from 30 to 50 feet
in the air.
Don’t miss Mr. Squirrel….oops sorry, that hurts doesn’t
it?
Ouch!
But a strange thing happens while the branch is quickly
bending…..the little squirrel jumps…..catches
another scrawny branch and off he goes searching for more
food.
So I got to thinkin’.
How did that young squirrel ever get the courage to make
his first jump?
Did Momma squirrel stand on the ground promising to catch
him on his first attempt if he missed?
Did the squirrel fire department show up with little
squirrel nets just in case our young boy misjudged?
I doubt it.
What probably happened is he had seen Mom and Dad do
it so he believed he could do it too.
If they can do it, I can do it, he said.
So he jumped and learned his first lesson.
You need to believe before you can achieve!
Belief is the basis for all achievement.
So let’s see now, how does squirrel jumping relate
to Probate real estate investing?
Back in 1948, a guy named Claude M. Bristol wrote a
book titled,”The Magic of Believing”. This book has
been reprinted many, many times over the past sixty years
and has enriched the lives of millions of people
throughout the world.
Now if I can take the liberty of creating the ultimate
Cliff notes version of Mr. Bristol’s hard work, here’s
what the book says.
“You create your reality through the power of your
beliefs.”
Or, “You need to believe it before you can achieve it.”
Bristol called this power of belief “a royal secret” that
very few will ever comprehend or grasp. But those who do
will achieve beyond their wildest imaginations.
Now to be honest, for many of you, I’m not telling
you anything you don’t already know. Since 1948, hundreds
of book has been written claiming the same “secret”.
But for some of you the idea of “jumping” before the
results are certain is pretty scary.
Not having every “i” dotted and every “t” crossed is
thin ice.
How do I know that? you ask…..
Because I used to be that same way myself.
As they say, I had to have all my ducks in a row or
I didn’t move.
Then one day, I read a little quote that had
unbelievable impact on me.
It said, “People of high activity are blessed by the
goddess of good luck”
Read that again…..
“People of high activity are blessed by the goddess
of good luck!”
No guarantees in there folks?
Can’t find any safety nets in that quote!
Just “get busy” and “get lucky”.
And you know what?
It’s 100% true.
The busier I am the luckier I get.
Amazing!
Now to be honest with you, if I had not have had this
philosophy, I would never have created the Probate system

I would never have headed to the court house back in 1996
if I hadn’t believed there were others like myself who
had inherited properties and would love to get rid of them
quickly if only some one would contact them.

who I could sell it to if I hadn’t had the belief before
hand that I could do it.
So here’s what I’d like for you to believe for today.
“If others are doing it, I can too.”
That’s it. If others are doing it, I can do it.
Believe in yourself and magical things will happen.
I guarantee it!
Just don’t go crawling out on skinny branches of trees
thinking you are soon to be come the famous flying
squirrel……
