Well, indirectly, it had everything to do with it.

You see, as a Probate investor, you only need to solve
one simple problem.

You need to help the estate get rid of the property they
have inherited so they can get on with their lives.

More specifically, you need to help the PR. It’s a tough
job and no one ever wants it so any help you
can offer will be appreciated.

That’s it. End of story. Learn to do that and you’ll
be a big time Probate investor in no time.

So while my message last week was all about taking time
to become interested in your family, friends and neighbors,
the same lesson applies to your relationship with the
Personal Representative.

The more the PR feels you are genuinely interested in
them and their problem the better chance you have of
putting a deal together.

This is why I have told you in the past that I take
all the time necessary to talk with the PR at my
first meeting. We talk about any and everything.

I get to know them pretty well before we even start to
talk about the house.

Incorporate that one little tip and watch your business
skyrocket.

Talk about skyrocketing, remember I told you about Corey,
one of my Students who attended my Probate Mastery
Conference? So far this year he has completed 4 deals
worth about $35,000 for him? Well, he emailed me on
Thursday and he’s about to close on his fifth.

You see, our friend and neighbor who lived directly
across the street from us passed away on Tuesday.

She was a very sweet, kind and gentle soul. Exactly
the kind of neighbor everyone wants to have.

She used to baby sit our house when we would go on
vacation……you know, water the plants, take in
the papers, pick up the mail….that kind of stuff.

She also was our “agricultural” adviser. Her yard was
full of colorful flowers and plants and every day she
would carefully water, prune and fertilize each of them
so they were beautiful all summer. So if we had a plant
question, Terry was our local “extension agent”.

Her colorful yard really added to the beauty of our
neighborhood……and subtly added to the beauty and
joy of each of our lives.

Then about a year ago, she told us she had contracted
cancer and the doctors were not very hopeful.

As the year progressed, we saw less and less of her
outside and even though her husband tried, her yard
just wasn’t quite the same.

At first we were able to visit, but as the year
progressed, the cancer (and the treatment)
took over and her already frail body became weaker
and weaker. Then the last few times we went over,
we were told she was too sick for visitors….we knew
the end was near.

Then on Wednesday, The Darling Bride Sharon was on her
morning walk and she ran into John, Terry’s husband down
at our park. He told her Terry had made her transition
the day before.

Her soul had moved on.

And even though we know that was best for her and
her family, it was still very, very sad.

So Terry’s death has given me some thought.

I wonder if I ever told her how much I enjoyed
her as my neighbor.

I wonder if I told her how much I appreciated her
beautiful and colorful yard.

I wonder if I told her how much she added to my life.

Do you see where I’m going with this?

Did I ever take time to really, really talk to Terry
or did I just sprint through my life and right on
past her and on to my next deal?

I remember reading something once that asked how
would your life change if you treated every person
you met each day as if you knew this was their
last day on earth.

Can you imagine how respectful you would be?

Can you imagine how the petty bickering would seem
so silly?

Think you might view all of your business dealings a
little differently?

Can you imagine thinking , “I’m not ever going to see
this person again.”

Do you think your whole attitude would change?

You bet it would!

So I really don’t have any Probate investing advice
today and I know a couple of you will unsubscribe
from my emails because you think this message has been
silly and a waste of your time to read and that’s OK.

But for those of you that are still with me, let’s try
something.

Here’s my idea.

Pick out someone you know and write down all the good
things you know about them. Write out everything you can
think of.

Maybe it’s one of your neighbors…..maybe your priest….
how about the clerk at the grocery store who is always
cheery and nice……you pick.

List everything good you can come up with…..put it all
down on paper.

Then give it to them….either personally or maybe you
get it to them without the knowledge that YOU wrote
it. It can be anonymous.

Whatever’s comfortable. Just show some love!

I’ll tell you for sure it’ll make their day……
and yours too!

Many of us go around all day with self talk that
isn’t very positive about ourselves so a list of nice
things about us will really put a big smile on our face….

don’t you think?

Heck, if you want the advanced course try treating every
person you meet as if that’s the last time you will ever
see them.

Connect with everyone. Don’t live life from afar.
Be engaged. Take time to live. Show a genuine
interest in every person you meet.

So this is my tribute to Terry. Thank you my friend..
I’ll miss you and you have taught me a great life lesson.

Be nice and show it.

Threw the book and your probate class in Portland
I have closed 4 deals. That might not seem like a lot
but the amount of money I have made is. The amounts total
more than $35,000. My last deal alone I was in and out of
it and made $15,000.

The reason I have had success with you system is I’m

Now when I first started getting those, I thought “Who in
their right mind would believe that garbage?”

But since I’m still getting them 5 years later, the answer
must be “Somebody must believe them!”

Amazing!

I did the math and if you worked for 24 hours straight
for 14 days with no sleep you would make $379.44 per
hour.

I don’t think anyone would actually suggest you do this
but if you did at least your loved ones would have enough
money for a REALLY nice casket!

The reason I bring this up is recently someone emailed me
and said they only had a few hours each week to work on
their Probate investing and they were wondering if that
was really enough time to put anything together.

My first question to them can you find 7 hours per week,
one hour each week day and two hours on Sat? Take Sunday
off and head to the church of your choice to talk with
your partner.

My student said she had way more hours than that if she
cut back on some of her TV time.

My next question was would she be happy if she worked
all year for just one deal.

Naturally she said, “It just depends on how much money
I would make”

She said if she made $20,000 that would make it worth
her while. Heck, she’d even go for $10,000.

So I said, “Would $27/hour be worth your while?”

“Absolutely!” she excitedly answered.

“Well guess what? I just outlined your personal
coaching program.” I told her.

If you just work 1 hour per day, Mon-Fri and 2 hours on
Sat and you can only put together one deal in 12 months
that makes you $10K, you will have made $27.47 per hour
for your work.

“I CAN DO THAT!” she said in all caps.

Now for some of you, I know $27/hr is not very much.

But I also know for many of you that’s a huge number.

$10,000 would make a gigantic difference in your families
lives.

It might mean you can finally get a decent car.

Maybe you could use it to make a down payment on your
first home. (You DO know how to locate great deals in
Probate homes, don’t you?)

Maybe it means a trip to Grandma and Grandpa’s so they
can see their grand babies for the first time.

I don’t know your dream.

I don’t know what your personal motivation for making
extra money is but I DO know this:

IF YOUR MOTIVATION IS STRONG ENOUGH YOU WILL
GET IT DONE!

That’s a fact, Jack!

So rather than bore you with another story about how
you can “Make Millions in Months!” lets just talk about
reality.

How about an extra $10,000 next year? Would that make a big
difference in your life?

If your answer is no, then delete this message an check out
the ones headlining “Millions in Months!” I can’t deliver
on that.

However, if you can answer yes, then I CAN deliver.

Now don’t get me wrong, I have plenty of testimonials
from folks that have made way more than that. But they
put in more than 7 hours per week also.

So just remember Ron’s wisdom of the ages,

“There ain’t no free lunch!”

Just get a plan that fits your needs and stick to it.

I happen to think Probate Real Estate is a realistic
and achievable plan because I have seen so many successes
with it.
