Many times our biggest life goals seem overwhelming.
However, if you can step back for a moment and look at
the big picture, you can begin to see that a series
of smaller goals, achieved one at a time, will
eventually get you your larger goal.

Many times I get messages about the key to my
Probate Real Estate strategy. My answer is always
the same.

Start mailing out letters.

You see, I knew from the beginning that the idea
of a Real Estate investing career would be too
big for many to get their arms around.

If you have had a series of failures and losses or if
you have $327 in your checking account, it’s pretty hard
for you to see yourself purchasing a home for say
$150,000 and later selling it for a $5,000 to $15,000
profit.

“Yeah, well maybe Ron can do that but not me!” I
hear you saying.

However, if I ask you to take step one which is
to begin mailing out 15 or 20 letters each week to
folks who have inherited homes, I’ll bet you can
easily see yourself doing that.

Mail out some letters this week, mail out some
letters next week…..pretty easy stuff.

And I make it even easier for you….I write the
letter and give you permission to use it.

So if you are looking to begin to change your
financial fortune, decide what you need to
accomplish and then break down your task into
bite size chunks.

Start with task number one and get it done before
you even consider going onto task number two.

Copy someone else who has already been successful
at what you are trying to do.

I see the new fancy word for this is “modeling”.

I call it copying!

Our 5th year anniversary to be exact.

Five years…….who’d a thunk it????

Oh yea, it’s probably not what you’re thinking…
not our wedding anniversary but our anniversary of the
birth of our newest little baby……

our teaching business!!!!

You see, it was in late 2004 that a young lady came into
my office wanting to know about Probate Real Estate.

She had heard about me from a mutual friend and while she
had some experience in real estate investing, she didn’t
know a thing about Probate real estate.

So after listening to me talk for about 3 hours,
she said

WOW!

“You certainly have a very unique way of making a living
and if you’d write a book about it and put it online,
you could really help a lot of other people.”

OK????? I said.

You see I had two major issues with her idea.

Number 1, I had never written a book.

Number 2, While I thought I knew how to check email,
I wouldn’t bet any large sums of money on it! In other
words, I knew nothing about computers or the Internet.

But it did sound like another great adventure in my life
and I DO like adventures.

So I set off in late 2004 to write my first book “31 Days to
Profits in Probate Real Estate” and by the early summer
of 2005 I actually had a finished book and a functioning web
site and in May, I had my first sale, $14.95.

Yahoo!

Boy did that feel good! Six months work to make $15.

Not so fast with that Mercedes order, Ronbo!

Then FOUR STRAIGHT DAYS WITH NO SALES AT ALL.

The Darling Bride told me I could have made more money
picking up pop bottles and retuning them for the deposit.

Yeah, real funny!

Now she didn’t mind the lack of money coming in on my
web site as we were still making money from our Probate
investing but what she did point out to me was how much
money we were spending on learning about how to operate
my new online business.

That first year it was close to $20,000 and a lot of that
was mistakes because I kept changing the game plan.

I’d buy one guy’s strategy (a sure fire winner, of course)
and then I would find out some glitches so I would buy
another and change direction.

But all the time I was learning, good stuff and bad stuff!

Then after about a year, I finally caught on and things
started picking up. We actually had some positive cash flow
months……surprise, surprise!

But here’s what I found out, the more I learned about
our new venture, the more I found out what I didn’t know.

But I also found out the cheapest way to learn was to
find someone else who had done what I wanted to do
and pay them to teach me.

So I decided that I was willing to spend around $10,000
each year to learn how to be better at my job…. books,
e-books, seminars, coaching, online universities, more
seminars….you name it, I’ve bought it……and lots
of it.

And I’m happy to say that after five years, I’ve blown
my budget every year.

The best number we can come up with is $58,913 spent
for five years.

So why all the personal information Ron?

Well, it’s to make my point.

If you want to learn how to do something, the easiest,
fastest and cheapest way is to find someone who has
already done it and pay them to teach us how to do it.

This is what I call the “Tony Robbins” model. Find
someone else who’s successfully done it and copy them.

Sometimes a little strain upfront but a far better
value in the long run.

So my suggestion to you is if you want to learn something,
like say piano playing, find a successful piano player teacher
and pay them to teach you.

Please notice I didn’t say find a piano player but a piano
player TEACHER……big difference.

So if you are looking to get started in real estate
investing specifically, Probate Real Estate, I think
I know a pretty good teacher!

I’m not sure who originally said that but I think I heard
that from Ms. Winfrey…….as in the Big O!

“You don’t get what you want, you get what you believe!”

That’s a mighty powerful statement and the key phrase
is “what you believe”. Not what you think about, not
what you hope for, not what you dream about but what
you BELIEVE!

Why is the word believe so important? Here’s the key.

I like to hold the definition of a belief as “what you
accept as true”.

So if you really believe something, then for you, it’s
got to be true.

Now can you understand why your belief system is so
important to your success in whatever you do whether
it’s long distance running, learning a foreign
language or becoming a Real Estate investor?

You must believe you can do it or you won’t.

This is the reason I devote a full 1/2 day at my
Probate Mastery Conference to showing you how important
your mind set is to your success.

Now in my case its oriented to RE investing as that’s
the reason folks come to my event but frankly what I
teach can apply to anything in your life.

I call that segment “Success is Never Convenient!”and
its been my experience it never is but it sure can be

While we were standing in Craig’s driveway, Ruby
came up and tugged on her dad’s shorts and said,

“Wagon Daddy, Daddy wagon, wagon!” as only two year
olds can do.

Craig looked down and said, “in a minute Ruby!’

In a nano-second, Ruby shot back with “Wagon Daddy!
Wagon Daddy!”

“Ruby, we’ll go for a ride in a few minutes” said Craig,
attempting to reason with a two year old.

That didn’t slow Ruby down a bit, “wagon Daddy, Daddy
wagon”

Well guess what?

Third times a charm…..Ruby got what she wanted..

“Guess I had better take her for a wagon ride.” said the
beleaguered Dad!

So in a matter of about 10-15 seconds this two year
old had conquered two adults.

We wanted to talk, she wanted to ride!

Ruby 1, adults 0.

How does that happen?

Well, number one Ruby was persistent.

She didn’t give up at the first quick no.

But even more important, she was passionate about
what she wanted.

She was animated and loud.

She wanted her Dad to take her for a wagon ride
and there was no doubt about it.

She was going to get her wagon ride……….no matter
what……and she did.

So that got me to thinking.

What if all adults were as passionate about their
financial situation as Ruby was about her wagon ride?

What would happen if they new exactly what they wanted,
knew exactly how to get it and wouldn’t give up until they
got it?

What if you took a proven strategy like Probate Real
Estate investing and attacked it with the same passion
as a two year old wanting a wagon ride?

Think your situation a year from now might be a little
different?

I believe that would be a Yes!

Take this idea.

Let’s say you are on track to earn $40,000 this year
and you decide you’d be happy to increase your
income by 30%.

So that means if you could do one probate deal in 12
months and make twelve thousand dollars, you’ve reached
your goal. Or you could do one $6,000 deal every six
months and still get there.

Here’s MY answer…..

Short sales have gotten more publicity….everybody knows
about them and very few know about Probate.

The other thing is when a person has to sell their
home like in a foreclosure, there is lot’s of emotion
and drama…..and if you haven’t noticed, us Americans
have become addicted to emotion and drama…….just
watch your average TV show or newscast for about 10
minutes.

So the next question I get a day or two later is
what’s the best way to learn Probate.

Well paddnah, you’ve asked the right cowboy!

I’ve got three basic ways I teach probate investing and
each works really, really well, depending upon how
you learn best.

In that mail, I talked about the squirrels that live
in the 100 year old oak tree in our back yard. I have
arranged my office so I can look directly out the window
and see this tree and the little guys scurrying about
all day.

One day I noticed one of my little buddies was hesitating
in making a long, long jump from one branch to another that
was quite a distance away.

Finally after a minute or two, he made the leap to the
new branch and raced out of sight.

Watching this made me think, “How did he make his
first leap ever?”

You know, when he was a couple of months old and
saw his older brothers and sisters making these jumps,
what gave him the courage to make his first one?

Were Mom and Dad on the ground ready to catch him if
he missed? Did they call the local squirrel fire
department to bring over the squirrel nets just in
case? Did he have a safety harness wrapped around
the trunk of the tree?

Naaaaaa!

I don’t think so.

Here’s my theory… he saw others do it so he decided
he could do it too.

OK Ronbo, what’s your little story got to do with real
estate investing….or any new journey you might be
thinking about?

Well, I think EVERYTHING!

You see, I get lots of emails that say in one form or
another that while they believe all the testimonials
I send out about others making money with Probate
Real Estate even in today’s economy, they don’t think
they can.

They believe the folks I write about possess some unique
quality, have some special skill, maybe be even wear
a magic decoder ring that gives the bearer special power
…..in other words my successful students have something
that the new person does not.

Not true!

However, the successful investors all do have one thing
in common.

They made that first jump without having a safety net.

Yep, just like Mr. Squirrel they took a little risk…
they took their first step without 100% certainty that
they would succeed.

They saw others doing it so they decided they could to.

So that’s why I continually send you stories about others
who are doing quite well with their real estate investing.

I hope that you will relate to them and it will give you
the courage to make your first jump.

Heck, yesterday, I even sent you a video of a pretty
successful friend of mine.

Did you watch that?

Did you pick up on what a nice and gentle person Patrick
is?

Did you notice he didn’t have any fancy suit and tie…
just the kind of shirt we all wear on on casual days?

Did you see he’s kind of a “What you see is what you get”
kind of guy? Just a true North Carolina gentleman hangin
out at the local Starbucks sipping an iced coffee on
a Wednesday afternoon and talking to you about some
things he’s learned by taking that first jump.

And he made that video all by himself…..propped up his
camera on a table and starting sharing information with
you in hopes that might encourage someone watching…..
and he gave you some pretty valuable stuff.

So, I got him to do anther for you and I’m going to give you
the link……but before I do, I’d like you to think about
something….what special quality do you think Patrick

Now don’t think I am in anyway putting my friend down
because I’m not…..I’m just trying to encourage you to
think if someone has a very successful RE investing
